Harworth Secures Planning Consent for 350,000 sq ft of Commercial Space in the Midlands

Harworth Group plc, a leading regenerator of land and property for development and investment, has secured outline planning consent from North West Leicestershire Council for over 350,000 sq. ft of commercial floorspace at its 53-acre Bardon Hill site near Coalville in Leicestershire, as it continues to grow its land and property portfolio in the Midlands.

The Bardon Hill site, which sits within two miles of Junction 22 of the M1, was acquired by Harworth in April 2018 as a strategic land purchase. The indicative layout for the outline consent includes the creation of five new industrial units, which can be developed for manufacturing, distribution and roadside uses, delivering hundreds of new jobs to the East Midlands. Pegasus Group advised Harworth Group on the application.

The consent takes Harworth’s consented commercial land pipeline to over 10m sq. ft of space across the UK. Commercial demand for the scheme is expected to be strong, given the proximity of the existing Bardon Hill Industrial Estate, whose current tenant line up includes Barratt Homes, Laura Ashley and Eddie Stobart.

Leicestershire is an area of strategic importance to Harworth, where it also in the process of delivering  a new residential development of over 2,000 homes in nearby Coalville, with the first land sale to housebuilders expected to be completed later this year.

Leicestershire is a hugely important market for Harworth, given our 2,000 home residential scheme at Coalville and the area’s strong prospects for further growth.  Securing a planning consent for a site that we purchased less than eighteen months ago reflects our market-leading ability to acquire and effectively masterplan new sites for residential and commercial development.  I look forward to developing out Bardon Hill and acquiring more sites to meet the Midlands’ continued need for new homes and commercial space.

We’ve worked very hard to design a development at Bardon Hill that can be genuinely described as sustainable and we are very pleased that officers and Councillors ultimately agreed.  Given that the likes of Eddie Stobart, Barratt Homes and Laura Ashley have sites nearby that show the value of Bardon Hill as a commercial development location, I have little doubt that the end development will be a successful one.
